Pre Acquisition & Lease Surveys
We undertake pre acquisition or pre-lease survey instructions on all types of commercial properties ranging from offices to industrial units and retail premises to leisure complexes. Short form or full reports can be provided to suit the client’s needs that cover a description of the property, its condition, specific issues of concern, budget costings for remedial works required and a review of statutory matters.
Condition Surveys
We undertake condition survey reports for owners of properties keen to establish their state of repair.
Schedules of Condition
We undertake detailed and comprehensive written and photographic schedule of condition reports for inclusion in Party Wall Award agreements or for appending to lease documents.
Building Pathology Defects Analysis
We are experienced in undertaking detailed defects analysis of specific building related issues on a variety of types and ages of properties.
Contract Administration Project Management
We are experienced in all aspects of acting as Contract Administrator for projects ranging from small repair projects through to multi million pound remodelling schemes of offices, industrial units and retail premises. We are also able to Project Manage large schemes of work involving the appointment and coordination of various professional team members such as Architects, Engineers and Quantity Surveyors. We are also able to offer CDM Coordinator services as part of the initial design phase (where we are appointed in that capacity) and throughout the project duration.
Design & Specification
We have a wealth of experience of designing and specifying repair and refurbishment schemes to industrial, office and retail buildings ranging from a package of simple repairs through to wholesale remodelling, extension and reconfiguration.
Energy efficiency measures to reduce carbon consumption are a key feature of our advice that are incorporated into our designs to suit the client’s requirements.
Dilapidations
Advising on dilapidations matters is one of our core services. We are able to act for both landlords and tenants alike. We have a huge depth and breadth of experience in preparing schedules of dilapidations and then pursuing claims against tenants as well as defending our tenant clients’ interests where these have been served upon them.
Expert Witness
We are able to act as Expert Witness in Court proceedings for a variety of issues and have given evidence in matters relating to disrepair and breach of contract.
Licences for Alterations
We regularly advise our landlord clients on the suitability of tenant proposed works so that Licences for Alterations can be executed.
Party Walls & Neighbourly Matters
We are able to advise on all Party Wall and Neighbourly issue matters in connection with commercial premises.
Planned Maintenance Reports
We regularly prepare detailed planned maintenance schedules for buildings where our clients wish to know the scope and associated cost of maintaining their properties.
